Securitization is the process by which residential and commercial real property mortgage loans are bundled and sold to investors.  This can happen immediately after loan origination or months later. Large-scale investment banking firms routinely sell or purchase large blocks of loans and place them into trusts known as real estate mortgage investment conduits  — REMTICs. Shares of these trusts are then sold to other investors.

Due to this process of securitization of mortgage loans, the lender often has no standing to foreclose in many foreclosure proceedings. Not all loans are securitized.  It is necessary to investigate whether your mortgage has been securitized in this manner.  If it has, the lender many not have standing to foreclose.
